8 Smart Tactics To Build A Cash Buyers List by Express Homebuyers
If you’re wholesaling or flipping properties, then you need cash buyers. I’ve been talking about sharing this list of eight ninja tactics to build a cash buyers list with you all for several weeks. Thanks for your patience; it’s finally finished. There’s no shortage of articles and advice on how to find cash buyers, but these are the approaches I’ve found most effective.
Craigslist can be a powerful tool for posting ads for properties you want to sell. Then you drive people from your Craigslist ad to a landing page on your website. There you capture their name, email address and phone number through an auto responder, such as MailChimp, Constant Contact, aWeber or such. Once they’re on your list, you can continue marketing to them.The key to a successful campaign on Craigslist (or anywhere else for that matter) is creating an effective ad. A good ad is going to have a great headline, high quality images and some kind of compelling explanation of your offer, to drive them to the above mentioned web page.Understand that the objective of a headline is to catch people’s attention and encourage them to read the next line. You have to make your headline stand out in a sea of blah. Think about what makes your property interesting or different. What can you say that will make someone stop and do a double take on what they just saw? Of course, you need to be truthful and it’s not a good idea to over-embellish, but beyond that, get creative!Next you need an equally great first sentence. Remember, the purpose of the headline is to get someone to read the first sentence. Not surprisingly, the purpose of the first sentence is to move the reader to the next sentence. And so it goes. Use a beautiful and interesting description of your property to clearly explain what it is you’re offering here.Then you move into describing the features of the property. What’s the square footage? Number of bedrooms and bathrooms? Where is it located? Sure, you can systematically list them out in a matter of fact way. OR, you can again use a little more creativity and originality and make the features section far more appealing and interesting.Compare this description: 3 bedroom, 1.5 bath townhouse in Alexandria. Appliances included, original wood floors. Large lot, brick patio, parking, near Metro.To this description: This diamond in the rough 2-story, 3 bedroom, 1.5 bath Old Town townhouse is a real gem. The open floor plan and original wood floors enhance the beauty of this 1,480 square foot space. Enjoy the sunlight streaming in to the huge kitchen as you enjoy your morning coffee. Or sit out on the fenced in brick patio. This is a commuter’s dream, only minutes to the GW Parkway or 495 and after work, easily park in your designated off-street space or walk just 8 blocks from the Metro.Which is more interesting and enticing? Sure, you have to use a bit more brainpower to create the second description, but you’ll find it well worth the effort when you get far more interest in the property.Lastly, you need a call to action. Tell the reader what to do and encourage him to do it RIGHT NOW. You could go with something such as “Even if this isn’t exactly what you’re looking for, copy & paste this URL into your browser (and you have to include your actual URL because Craigslist doesn’t allow links) to see all the properties available today!”
Go to ListSource.com and get a list of absentee owners who have purchased more than one house in the last six months. Mail postcards with a creative message to get them to come to a landing page on your website, where you collect their name and email address. Start retargeting everyone, on Facebook, who comes to your site and doesn’t fill out the form. Eventually add google retargeting to the mix as well.What should your postcard say? Understand there are several components that go into creating a successful direct mail campaign that gets results. One of the most important elements to get right is the message. You have to say the right thing, in the right way. Then you have to present/design it in a way that gets the recipient to read it.You have only ONE split second to get your reader’s attention. If you can’t immediately show them why they should pay attention to your message and take action, it’s GAME OVER for you and the reader is on to the next piece of mail.One tactic to employ for figuring out what will attract those cash buyers is to pay attention to what YOU are attracted to as a consumer. What pieces of mail do you get that you take time to read? What do you throw away immediately? See if using those same designs deliver results for your mailings.Here are a few examples you can modify for your own use:The Personal Note postcard – The reason this postcard works is because it’s straightforward and real. When people are used to over-hyped, in your face, click bait type advertising, being authentic makes you stand out.The Bold Notice postcard – While this postcard does have the word “NOTICE” in big, bold letters on the side to draw the reader’s attention, it doesn’t quite reach that over the top repellant level. It’s more of a “hey, pay attention to me here” message. People will look at it because they’re curious.The Double-Sided postcard – front & back – This postcard is a hybrid of the other two. One side takes the personal message approach and the other side is a bit more attention-getting. One of the other intriguing factors about this postcard is the use of hand-drawn graphics, which traditionally attract eyeballs.As I mentioned, there are several factors that go into making a postcard mailing successful. Real Estate Agents
These folks can be great allies for finding cash buyers. Start with pulling a list of agents in your area who’ve had a cash buyer in the last 18 months. Then text them with a message such as “Tina – saw you sold 123 Maple St to a cash buyer. We’re selling 115 Maple St as-is at a discount and wanted to know if you had any interested cash buyer clients. Click here for info on property. If you no longer want to be alerted when we get below market deals, reply with ‘stop’ to this message.”Additionally, you can load this list into Facebook and run ads to them. And, call them to explain your process and encourage them to sign up through your website or landing page so they’ll get notification of future deals.
Join every relevant meetup group and send emails or post in discussions as new properties come up.
For Rent Ads
Call, or have your VA call, every for rent ad within a 5-10 mile radius of your subject property. If you’re talking to small property management companies, see if they have cash buyers interested in your property. If you’re talking to an owner, first ask if they want to sell. Then pivot and ask if they want to buy new properties below market. Send the interested people to register at your website/landing page.
Attend auctions and hand out a flyer with your properties listed on it. The goal of your flyer is to get readers to go to your website or landing page and register. To make it super easy, bring your iPad and allow them to sign up right on the spot. These buyers are likely going to pay more for your property than any other buyer type.
Create a video walk through of your property. Post the video on Facebook. Then promote the post for $20 to people with real estate related interests.
Take the same video and use it when creating a listing for your property on Zillow.com. Sign in and enter your property address. Then put in your sale price. In the next step, you’ll see where Zillow offers the opportunity to include a video walkthrough. Alternatively, you can use a video you’ve got up on YouTube and enter that in the Virtual Tour URL space. Upload some photos, the home facts and your contact info.
