Raymond had lived in his single family home on Harrison Hollow Lane in Herndon for 22 years. Now he needed to sell it within a couple of weeks because he was relocating out of state and wanted to move quickly. Many people who sell to Express Homebuyers need to sell a house in Virginia fast.
Unlike many of the houses Express Homebuyers buys, this one was in relatively good shape to start. A few updates would make it market ready. When we’re renovating a house, the goal is to bring it up to date and make it an A+ property while keeping it in line with neighboring homes.
To start, we renovated the entire master bathroom. Because this was a tract home, I wanted to do something a little different to make it stand out from other houses on the market. So, I took out the soaking tub the builder had originally installed and replaced it with a free standing tub. I love the look of these tubs and thought it would be a relatively simple thing to do. Little did I know that it would entail much more work than I anticipated. The plumbing needed to be re-worked and the tile recut around the tub, adding several extra weeks to the completion of this project. In the end, the room looks fantastic, but in hindsight I would have made a different choice. We all make mistakes sometimes.
The other 2.5 bathrooms didn’t require as much work and the updating of them went smoothly.
The kitchen already had granite counter tops, upgraded stainless steel appliances and tile flooring. All that was needed in there was a fresh coat of paint and new lighting fixtures to brighten up the whole room.
Based on the good condition of the kitchen, I chose to coordinate the colors, finishes and white, black and gray marble throughout the rest of the home with those in the kitchen. When renovating one or more rooms in your home, it’s best to coordinate them all.
When you’re preparing a house for sale, it’s easy to overlook smaller but important details that really make a difference in how a house shows and what the final sale price is. That’s exactly why we also refinished the wood flooring on the main floor, replaced the carpeting in the bedrooms and stairways, repainted all the rooms, and changed out light fixtures. To counter the noise coming from the busy roadway at the back of the house, we improved the soundproofing by putting in new windows and sliding glass doors.
On the exterior, we painted the front door and shutters, re-stained the back deck, paved the driveway and added new light fixtures and house numbers. As you can see in the before picture above, the landscaping was quite chaotic, so we tore out several overgrown bushes and a large tree in the front yard. We replaced them with smaller plantings that fit better. There’s a saying in real estate – “if you can’t see it, you can’t sell it.” When you’re preparing your house for sale, make sure home buyers can see what you’re offering!
Once these renovations were complete, it was quickly snapped up by an eager and excited home buyer.
