First and foremost, de-clutter! Things you won’t use over the next three months must go into storage. Even items in your kitchen cabinets, bathroom cabinets and closets move off site. You need to showcase every bit of space.
This de-cluttering process includes furniture and decor. Each room should be furnished and decorated appropriately but sparingly with the correct size furniture. If you have too many furnishings, they also need to go into storage. If you have furnishings that are too large, swap them out for correctly sized furnishings, which you can either purchase or rent. Once you have the proper amount and size furniture, make sure it’s arranged in such a way that buyers can easily walk around each room and move from one room to another. Don’t put too many small rugs or mats all over the house. Keep no more than ONE appropriately sized rug in each room.
Another simple and effective trick is to avoid many small patterns. Solid tones work best in small rooms and throughout small homes. Although a bit of pattern can add a touch of style – perhaps a rug or a couple of pillows – keep it large in scale and use it sparingly. With small spaces, less is definitely more!
If your walls are dark, paint them a light, neutral tone. Beiges and grays are the best shades to use when you want to sell your house faster. Lift all of your window shades or blinds to introduce more light into each room. Make sure your curtains do not block any of the window. If they do, re-mount the hardware so the window treatments hang around the window without obstructing any part of the window itself.
Have fun with mirrors! Obviously, you don’t want to turn a home into the “House of Mirrors,” but you can certainly use mirrors strategically to make the space look and feel bigger than it actually is. Position a large mirror over a sofa, in an entry way, in the dining room or in the bedroom to bounce light around and give the illusion of a larger space.
