Q1: How quickly can you close?
A: In most cases we can move to closing as soon as we have the clear title work ready and payoff information if there is a mortgage. That could be as few as seven days. But not all home sellers even WANT to close that fast. We’re flexible and close on the seller’s schedule.
Q2: Will I have to do any work to the home?
A: No, we purchase properties in as-is condition. We’ll take care of any and all work that will need to be completed.
Q3: How long do I have to do _________ before vacating?
A: You have as long as you need. As mentioned in the answer to the first question, we let you choose your own settlement date. You can set it as far out as necessary to collect belongings, find a place to move, get your affairs in order, etc.
Q4: What happens to the things in the home? Am I responsible for those?
A: No, you are not. Of course, since they are your belongings, you are free to take whatever you would like with you. However, if there are things you don’t want, things that hold no monetary or value, you can leave them behind. We’ll take care of disposing them for you at no cost to you.
Q5: What about closing costs, taxes, etc.?
A: We cover all closing costs. In terms of taxes, we split the transfer and recordation tax directly down the middle, which usually comes out to about 1% each. You are responsible for taxes on the proceeds from the sale.
