Avoiding False Investors when Selling a Home

There are many investors and business out there that will offer to buy your home. However, making the correct choice between them isn’t as simple as throwing a dart to see where it lands. Many of the companies employ dubious practices that can tie up your time and money, and ultimately fail to make the sale.

Kathy had attempted to sell her home in the Petworth Neighborhood of Washington, DC to an investor that used just those shady practices.

How They Tie Up Your Home

Kathy had attempted to sell her home to an investor, who had made her a generous offer. What she didn’t know is that this investor didn’t actually have the money to pay for the home, as many investors often don’t. He drafted a contract for Kathy to sign, which gave him control of the selling process.

He then attempted to shop around for actual homebuyers that had the money to close the deal. If he had found one, it’s likely that Kathy would never have known about the shady practices. Instead, the investor failed to find a buyer, so he backed out of the contract with no penalty, while it had cost Kathy a considerable amount of time and trouble.

Kathy then decided to go through a realtor.

There turned out to be pitfalls with a realtor as well. The reason that Kathy wanted to sell her house is that her job had just cut back her hours, while her home needed repairs and her cost of living was rising. In order to sell through a listing agent, at least moderate repairs would need to be made. However, the cost of the repairs, along with the commission and closing costs for the agent, would leave her very little money when the deal was over.
