Selling a house in South Florida
If you own a house or condo in Broward County or Palm Beach County, Florida, you can sell it as it is, on a date you choose, without an agent, repairs, or showings. Just send us the address. We’ll come take a look, tell you what we’d pay, and close in 7 to 30 days, or later if you need more time.
We’ve bought 5,000+ houses since 2003 with about 1 in 10 of them inherited. We work with probate attorneys in every jurisdiction we buy in.

Who we help in South Florida
A condo with a special assessment nobody planned for. A parent’s house you inherited and live far from. A second home that has sat empty. A rental you’re done managing. A house that needs more work than you want to take on. In every case, leave what you don’t want, and we handle the cleanout after close.
i Good to know
Condos and Florida’s building rules
Florida requires milestone inspections and structural integrity reserve studies for condominium buildings with three or more habitable stories, and the reports are part of what a buyer sees. If your building has an inspection, a reserve study, or a special assessment in progress, tell us on the first call. We buy condos as-is and coordinate the association paperwork with the title company. We don’t give legal advice, so ask your attorney how the rules apply to you.
How it works
1
Tell us about the house.
Start with your address, or call. The first conversation is usually about 15 minutes.
2
We walk it. You get a number.
Someone from our team comes to the house at a time you choose, usually within 24 to 72 hours, and often makes the offer during the walk-through.
3
Pick your closing date.
Most sales close in 7 to 30 days. Longer is fine. Leave what you don’t want, and we handle the cleanout after close.
What a South Florida listing can cost
At 6%, a commission on a $550,000 house is $33,000, before repairs, closing costs, or the months it takes to sell. Commissions are negotiated, and that’s an example, not a quote on your house.

We will not be the highest offer
If you have six months and a house in good shape, list it with an agent. You will probably do better on price. If you don’t have six months, or the house isn’t in listable shape, that is where we come in. What you get from us is certainty: a real number, and a closing date that holds.
Questions South Florida sellers ask
Which Florida counties do you buy in?
Right now, Broward County and Palm Beach County. If your house is somewhere else in Florida, call (703) 752-3996 and we’ll tell you whether we can help.
Do I have to live in Florida to sell?
No. Call from wherever you are. Tell us where you’ll be, and we’ll talk through how the walk-through and closing can work for your schedule. A first call is usually about 15 minutes.
Do you buy condos in South Florida?
Yes. We buy as-is. If the building has had a milestone inspection or a reserve study, or has a special assessment coming, tell us on the first call and share what you have.
How do I know the offer won't change at closing?
The offer we make is the offer we close on. We don’t renegotiate at the closing table, and if something feels off before you sign, you can walk.
